Dropped by your carrier. Here is the order to work through.

A letter saying your policy will not be renewed is not a judgment on you, and it is not the end of your options. But the clock is running, and the order you do things in matters.

Thousands of Florida homeowners get one of these letters every year. It is unsettling, and the natural reaction is either to panic or to ignore it until closer to the date.

Both are mistakes. Here is what it actually means and the order worth working through.

First: non-renewal is not cancellation

These get used interchangeably and they are different things.

Non-renewal means the carrier will not offer you a new policy when this one expires. Your current cover runs to the end of the term. In Florida, carriers generally must give you advance notice — often 120 days for non-renewal.

Cancellation means the policy ends mid-term, and carriers can only do that for specific reasons such as non-payment or material misrepresentation. It is far less common and the notice period is much shorter.

If you have been non-renewed, you have time. Use it rather than waiting.

Second: find out why

The letter should give a reason. If it is vague, ring and ask for specifics, because the reason determines what you do next.

Roof age. The most common cause by far. Fixable, expensively, and other carriers draw the line in different places.

Claims history. Two or more claims in three years will do it with many carriers. This one you cannot undo, but it ages off.

An inspection finding. A tree over the roof, a fence in poor repair, an unfenced pool, evidence of a leak. Often fixable within weeks.

The carrier left your area. Nothing to do with you at all. Purely a business decision about where they write.

The advance notice Florida carriers generally must give for non-renewal on a homeowners policy. That is time to shop properly rather than settle.

Third: fix what can be fixed

If the reason was an inspection finding, get it sorted and photograph the work. Some carriers will reconsider. Even if yours will not, the next one will ask the same questions.

If it was roof age and the roof is newer than they think, correct the record.

Fourth: shop the standard market properly

This is the step people skip, and it is the one that matters.

Being declined by one carrier does not mean you are uninsurable. Appetite varies enormously — the roof age one company refuses is one another will write, and 17 new carriers have entered Florida since the 2022 reforms.

Use an independent agent who represents several companies rather than one who represents one. And get more than a single quote, because the spread between carriers on a difficult risk is much wider than on an easy one.

Fifth: surplus lines

If the standard market says no, surplus lines carriers write the harder risks. They are not regulated the same way, they cost more, and coverage can be narrower.

But they are a real option and they sit between the standard market and Citizens. An independent agent will access them through a wholesaler.

Last: Citizens

Citizens is the state-backed insurer of last resort, and the phrase is meant literally. You are only eligible if you cannot find comparable coverage in the private market, and if a private offer comes in within 20% of the Citizens premium, you are no longer eligible to stay.

It is a genuine safety net and there is no shame in it. But work through the other steps first, because Citizens is designed to be the last stop rather than the easy one.

The one thing not to do

Do not let the policy lapse.

A gap in coverage, even a short one, makes you harder to insure and more expensive at the next renewal. Carriers ask about continuous coverage and they price it.

If you are running out of time, take something — even a policy you are not thrilled with — and keep shopping once you are covered. Moving carriers mid-term is straightforward. Explaining a lapse is not.
